MCAN Mortgage Corporation

A Canadian mortgage investment corporation (operating as MCAN Financial Group) that lends on residential and construction projects and pays out most of its earnings as a high dividend.

The business

MCAN is a loan and mortgage investment corporation (MIC) in Canada, now presenting itself as MCAN Financial Group. It makes residential and construction loans, commercial loans, and securities and real estate investments, and funds itself largely by selling term deposits through independent financial agents and directly to consumers. It was founded in 1991 and was formerly known as MCAP Inc.

A key part of the story is MCAN's strategic equity interest in MCAP, one of Canada's largest independent mortgage finance companies; MCAP's earnings flow through to MCAN and were a contributor to higher 2026 results. MCAN's own lending mixes insured and uninsured residential mortgages with higher-yielding construction and commercial loans.

Because it is structured as a MIC, MCAN distributes the bulk of its taxable income to shareholders, which is why the dividend yield is high. Total assets under management reached about C$8.5B at mid-2026.

The moat

Its stake in MCAP provides exposure to a large, diversified mortgage origination and servicing platform that MCAN could not easily replicate alone.

Deposit-taking through broker networks and direct channels gives it a relatively stable, regulated funding base compared with non-bank lenders that rely on wholesale markets.

Long experience in construction and commercial lending niches where underwriting expertise and relationships with developers matter.

Free cash flow yield & sustainable growth

Earnings yield : ≈9.9%EPS TTM C$2.11 / price C$21.24 (stockanalysis, Oct 13, 2026)

Earnings rather than free cash flow are the relevant measure for MCAN. Revenue grew from C$94.3M in 2022 to C$149.0M on a trailing basis to June 2026, and net income rose from C$55.4M to C$85.1M over the same span. EPS has been less linear — C$1.77 in 2022, C$2.22 in 2023, C$2.06 in 2024, C$1.89 in 2025 and C$2.11 trailing — partly because shares are issued through the dividend reinvestment plan.

In Q2 2026, net income rose 19% year over year to about C$24.0M (C$0.59 per diluted share versus C$0.51), driven by mortgage portfolio growth, higher income from MCAP and realized securities gains. Net interest income grew a more modest 4% to C$24.6M, so sustaining growth depends on loan-book expansion and stable credit.

Valuation & what to watch

At C$21.24 (October 13, 2026) MCAN trades at about 10.1 times trailing earnings of C$2.11 per share and 10.7 times forward estimates — an earnings yield near 9.9%. The shares sit at roughly 1.3 times book value of C$16.31 per share, supported by a return on equity of about 13.2% (14.6% in Q2 2026 alone).

For a lender, that is a reasonable rather than a bargain valuation: the premium to book reflects MCAN's consistent profitability and the value of the MCAP stake, while the modest earnings multiple reflects the cyclical and credit-sensitive nature of construction and alternative mortgage lending. Free-cash-flow measures are not meaningful for a mortgage lender, whose cash flows swing with loan growth (StockAnalysis shows operating cash flow ranging from C$-59.6M in 2023 to C$172.5M trailing).

Dividend

Pays a quarterly dividend of C$0.43 per share (C$1.72 annualized) for a yield of about 8.1% at C$21.24, with a payout ratio of roughly 68% of earnings; the quarterly rate was raised about 5% from C$0.41 a year earlier, and a DRIP issues treasury shares at a 2% discount.

Risks & the bear case

  • Credit risk: the impaired mortgage ratio rose to 2.40% at mid-2026 from 1.69% at the end of 2025, and construction and commercial loans are more vulnerable in a housing or development slowdown.
  • Heavy reliance on deposit funding (total debt of about C$3.7B) means rising deposit costs or interest-rate shifts can squeeze net interest margins.
  • Earnings include contributions from MCAP and securities gains, which can be volatile from quarter to quarter.
  • The high payout and DRIP share issuance limit retained capital and dilute per-share growth.
  • Regulatory changes affecting mortgage lending, MICs or deposit-taking could alter the business model or its tax treatment.

Recent developments

2026-07-30: Reported Q2 2026 results — net income of about C$24.0M (+19% year over year), diluted EPS of C$0.59, ROE of 14.64% and a CET1 ratio of 19.30% — and declared a C$0.43 quarterly dividend.

2026-09-29: Paid the C$0.43 dividend to shareholders of record on 2026-09-15, about 5% above the year-earlier rate.

Mid-2026: Assets under management grew to about C$8.5B, up 10% from the start of the year.

Verdict

MCAN offers an 8%-plus dividend backed by steady profitability, a strong capital ratio and a valuable stake in MCAP, at a valuation of about 10 times earnings and 1.3 times book. The trade-off is credit exposure: impaired loans are rising and construction lending is sensitive to the housing cycle, so the dividend is best viewed as well covered today but not risk-free. A reasonable fit for income investors who understand alternative mortgage lending and accept that the share price can swing with credit conditions.
